Without the right guidance and tools, buying a home today can be an overwhelming process. However, with the right guidance and information, buying a home can turn into a fun process and can result in living in the home of your dreams.

"10 Steps to the Home Buying Process"


  1. Prepare - Save and estimate the costs to determine if you're ready financially. During this preparation phase, you want to save enough cash for your downpayment, improve your credit score, and establish a secure job or consistent flow or income.

  2. Pre-Approve & Verify Your Funds - Choose a trusted lender and gather your documents to begin your pre-approval process. Your lender will issue you a pre approval letter one they've processed your documents. This is very important to have prior to viewing homes, as some sellers request your pre approval letter before they will allow you to schedule a showing.

  3. Hire Your Agent - You can get the ball rolling with me when you fill out my buyers questionnaire or call/text to discuss what you are looking for. I will help you identify the neighborhoods in San Diego county that best offer the lifestyle and architectural aesthetic you are looking for. When you are ready to look at homes, we'll go view them!

  4. Negotiation - When you find the right home, we will prepare a competitive offer to submit to the seller. In this market, I have some strategies I use to make sure that your offer stands out to the seller, and compels them to respond and hopefully accept your offer.

  5. Accepted Offer - We open escrow and you wire in the initial deposit normally within 3 business days.

  6. Due Diligence - Perform our due diligence related to inspections and disclosures. In other words, find out as much as you can about the home. This includes getting the home appraised. This is where the lender hires a third party to confirm the home's value. In this time you will also submit all items the lender asks for in order to receive your final loan approval.

  7. Remove Contingencies - After finishing all your due diligence, and you still love the home, we're ready to commit with your home purchase by removing contingencies.

  8. Final Walk-Thru -About three days prior to closing escrow, we walk through the home and verify it's condition.

  9. Fund & Close - Lastly, you wire the remaining funds needed to close, the loan will fund and the sale will be recorded with the county.

  10. Congratulations! Receive the keys to your new home and celebrate!
